Balearic Beauties

It’s no secret that, following 2008, Spanish property value fell off the cliff into the — admittedly warm and welcoming — waters of the Med. But, says Eugene Costello, to see a fuller picture take a look at high-end properties in Mallorca

Spanish property market recovery is being led by the Balearic Islands, with foreign buyers providing the catalyst both in Mallorca and Ibiza. The Spanish Infrastructure Authority announced that more than 40 per cent of property purchases on the Islands in the second quarter of 2015 were made by overseas buyers. Figures from the Ministry of Development show that property transactions in the Balearics this year are up more than 30 percent over the same period in 2014, and increased by 13.9 per cent versus the first three months of the year.

Alejandra Vanoli, Managing Director of Mallorca Sotheby’s International Realty, says “This is great news for the property market in the Balearics, and certainly reflects what we are seeing in Mallorca. The figures represent the second best quarter of growth in the past five years, and overseas buyers are a hugely important part of the picture. They drive along the local market both in resales and new properties, and overseas transactions have provided much more liquidity in property in recent years.”

Debonair asked Sotheby’s to pick out some of the key properties they are marketing in Mallorca…

Port Andratx, Mallorca

One of Mallorca’s prime regions, Port Andratx, lies nestled on the southwest side of the island, just 30km or so from San Joan International Airport and the beautifully gothic capital La Palma. It’s an upmarket area, with no package holidays or even tour operators covering this affluent and beautiful corner with no fewer than six championship courses nearby. The coast here looks across to Sa Dragonera, a six-kilometre volcanic rock of an island that is a nature reserve (so named because it looks like a dragon’s back rising from the water). Daily boat trips out to the island make for a refreshing change, while Port Andratx itself is a charming village with a marina, a weekly street market and a small number of shops and restaurants, blissfully under-developed as other parts of the island are. The appeal here is peace and tranquillity with sufficient local amenities to meet all your needs.

Porreres, Mallorca

This is for those who wish to discover the real Mallorca and become part of the island’s life. Porreres is a medium-sized town on the Mallorcan plain, around 5,000 residents (831 of whom are overseas buyers) and about 40km from the airport. It has a pedestrianized street running from the church to the town halls that has a lazy feel, making it the perfect spot to while away the hours watching the world and his wife go by. For older buyers who are looking for downtime…

Country estate with pool, Porreres

Again, this has the wow factor. On a huge plot of 35,000sq m, this sprawling estate offers privacy, nature and 360° views, including panoramic mountain vistas. Beautiful lawns and orchards of lemon, orange, almond and olive gives that “back to nature” feel. Palma de Mallorca

One of Spain’s most beautiful cities, it is known for its magnificent gothic cathedral and Old Town, in whose maze of narrow streets packed and bustling with shops, bars, cafes and restaurants, one can spend hours just meandering. Half the island’s population lives here, and it is sophisticated and upmarket. I often think of it as Barcelona in miniature, and like its Catalan big sister, it makes for perfect city breaks and short getaways.

Modern Palace Penthouse, Palma

If you are more the urban type and want something that offers buzz and chic living with easy access to the airport, this is for you. Its ultra-contemporary minimalist style means that, as well as being the perfect bolthole, it has huge potential for corporate and rental investment.
